      <image:caption>Location: Lower Post, BC Area: 6,000 sf Year: 2017 Client: Daylu Dena Council Contractor: Iyon Kechika Construction Ltd. This six-unit wood frame building accommodates a higher level of mobility and support for aging seniors. Amenities within the building include a common living, kitchen and laundry area as well as a large covered deck outside. This connection of inside to outside is mirrored in the units themselves with access from outside the building via a private covered patio allowing seniors privacy as they come and go. A semi-public corridor at the opposite end of each unit allows easy access to building amenities.</image:caption>

This three-storey building features drug and alcohol detox facilities, in-patient rehabilitation, offices, a central courtyard, and public meeting spaces, transition units, youth detoxification, family units and shared support spaces. This design was created through a collaborative process with Yukon Government Health &amp; Social Services and Alcohol and Drug Services Division. The process also engaged key stakeholders and user groups, who’s feedback influenced design elements such as First Nations’ cultural spaces, minimizing the institutional feel through natural materials, and increasing connections to outdoor spaces.       <image:caption>Location: Whitehorse, YT Year: 2012 Gross Area: 16,000 sf Role: Architect Client: Tetra Tech EBA Contractor: Cardinal Contracting Ltd. Our team was engaged by EBA, a Tetra Tech company, to assist with writing an RFP for a design/build for their new Lab and Office building. They required a design builder who would also provide the land, and a 5 year lease term for their fit-up. We were also included for each proponent who bid on the work to complete the design work. This design/build project took 12 months to complete as a result of the well structured agreement with the design builder, landowner and tenant. The building was designed to accommodate office space for 50 people, including a geotechnical lab, a separate commercial lease space, and a three-bedroom residence on the 3rd floor.</image:caption>

      <image:caption>Location: Whitehorse, YT Year: 2013 Gross Area: 320 sf Role: Architect &amp; Builder Client: Mary Ellen Read This project transformed a shipping container into a livable tiny home. The small surface area of the home necessitated an efficient use of space and efficient flow between spaces. Connections to outside are created through large windows. This helps enlarge interior spaces without adding interior square footage. The custom exterior siding was finished with a Japanese wood burning technique: sho-sugi-ban, leaving the charcoal yellow cedar exposed.</image:caption>

      <image:title>PROJECTS - Northern Native Broadcast Centre - CHON FM</image:title>
      <image:caption>Location: Whitehorse, YT Year: 2012 Gross Area: 3,000 sf Role: Architect Client: Northern Native Broadcast Yukon Contractor: Tuya Construction Services This project was a tenant fit-up to design the offices and on-air broadcasting booth for Northern Native Broadcasting Yukon. Private offices surround a large “bull-pen” news area. All workspaces have visual connection to each other, as well as open views to the Yukon River and 2nd Avenue. Acoustic challenges included attenuating the large volume of the open news bull-pen, with the adjacent on-air booth and programming booths, as well as preventing sound transmission from the restaurant occupancy below. We developed the tender construction drawings and specifications, including the successful acoustic separation requirements needed to achieve the performance level of the on-air and broadcast booths.</image:caption>

Woodcutter’s Blanket is housed in a piece of Yukon history at Second Avenue and Strickland Street, in Whitehorse. Registered as the Widdershin cabin and often called “the moose” (referring to the faux animals that adorn its exterior), the small log building dates back to the 1930s. The two moose were affixed above the main entrance when it housed the taxidermy business and have made it one of the city’s most photographed buildings. Working extensively with the owner and brewer, we designed the addition to the cocktail bar that included a two level brewery, and up to 60 more seats in a contemporary new space and patio. https://woodcuttersblanket.com</image:caption>

      <image:caption>Location: Dawson City, YT Year: 2018 Gross Area: 1141 sf Role: Architect Client: City of Dawson, Parks &amp; Recreation Contractor: NGC Builders Ltd. The concession building serves as an important community gathering place that supports the baseball diamond, the Dawson City Music Festival, and other community events both summer and winter. A new building was needed after it was destroyed by a fire. The building was designed to follow the Heritage Management Guidelines for Historic Dawson as well as include a focus on energy efficient and northern design principles, local materials and construction methods, and accessible design principles for this high traffic public space. The building includes an open program area for day use, a residential scale kitchen that is rented out to the public, an outdoor covered area for picnics, and public washroom facilities.</image:caption>

This design/build project was developed with NGC Builders Ltd. for The Salvation Army and the Yukon Government, Department of Health &amp; Social Services. Awarded in the fall of 2015, this project required a condensed schedule and creative construction staging for winter construction. The new building increased the capacity and diversity of facilities to provide a stronger, more holistic response to clients. The design includes an emergency shelter, with 25 beds, 20 transitional housing suites (for short term and chronically homeless clients), and a drop-in centre with food service facilities.       <image:caption>Location: Whitehorse, YT Year: 2018 Gross Area: 24,000 sf Role: Architect &amp; Interior Design Client: Yukonstruct Society Contractor: Johnston Builders Ltd. A feasibility study and functional program report was commissioned to help Yukonstruct Society bring their makerspace and co-working space, Co(space), under one roof. We worked with the organization to assess current and future programming space and functionality needs, design the space, and provide the construction drawings and construction administration and oversight for the landlord, during the renovation. As the work developed, Yukon University became a participant, along with Yukon Development Corporation, and Yukon Woman in Trades &amp; Technology. The program grew to become an Innovation and Entrepreneurship Hub with several distinct spaces including offices, board rooms, micro offices, hot desks, and classrooms. Special attention was paid to creating distinct and functional spaces for these diverse groups while creating an open concept to support collaboration.</image:caption>

The Third &amp; Hawkins development is a 20 suite, six-storey condo building designed with an acute focus on sustainability, communal atmosphere, and aging-in-place features. The overall design places an importance on circulation, affording generous, well-planned spaces that accommodate those, of all ages, in need of mobility assistance or who may need such assistance in future. Achieving these goals within the harsh climate of NECB zone 7b required our expertise in the design of Northern building enclosures, as well as a unique approach to the mechanical systems, interior design, and orientation on the site. The result is a building is 40% more energy efficient than the NECB standard, while also matching market-rate condo prices.</image:caption>

      <image:caption>Location: Whitehorse, YT Year: 2023 Gross Area: 48,000 sf Role: Architect &amp; Interior Design Client: Kareway Homes K1 is a 45-unit condo development project designed for a private contractor, Kareway Homes. Located in the Takhini neighborhood of Whitehorse, near Yukon University and in close proximity to surrounding trails and outdoor recreation. The 48,000 sf, 4-storey wood frame building benefits from beautiful upper-level views, including large private balconies. Office space is provided on the ground level to create a vibrant and inviting mixed-use community environment. A priority for the design was to provide efficient use of interior spaces and maximize the potential of the site to bring much needed affordable market housing stock to Whitehorse. The building features a mix of 1-bedroom, 1-bedroom + den, and 2-bedroom suites with custom integrated millwork designed to provide a high degree of comfort and functionality, even in the smallest units.</image:caption>

Built to replace existing Yukon Housing Corporation apartments, this four-storey wood frame building features 34 new suites designed for independent-living seniors. The accessibility of each space is critical, and four suites accommodate an even higher level of mobility assistance. The building includes large common spaces on three levels, with a semi-private outdoor deck on the fourth level. Each suite also has a private balcony. Utilizing a very small site, the building’s design includes setbacks in the facade and roof to help create a warm, non-institutional appearance.</image:caption>

The building is designed to be energy-efficient, with a rooftop solar array to provide a renewable power source for the school. It also provides convenient transportation and parking solutions along with outdoor learning spaces.</image:caption>

It involved the construction and renovation of approximately 1,150 sq m of programmed space above an existing emergency department. The program includes a 12-bed secure medical unit (SMU) within the existing Level 2 shelled space, and includes the addition of outdoor program space for mental health. The primary purpose of the project is to implement a culturally appropriate and improved program and space to meet current and future demands in mental wellness care in the Whitehorse region. The integration of Indigenization opportunities is a core component of this project.</image:caption>

The design for construction of these facilities has been developed through outcomes of public consultation, environmental and geotechnical assessments, and engagement with stakeholders and Indigenous partners.</image:caption>

Through the use of high efficiency building envelope and HVAC systems, the use of solar PV technology, and the facility’s site location, the facility is expected to achieve a Net Zero energy efficiency rating. This will offset greenhouse gas emissions and reduce energy costs.</image:caption>

This new space will provide opportunities for learning, creativity, and cultural engagement, creating a hub built for and by the community. Once complete, the building will have a woodshop, space for metalworking, jewelry and art making, and a movie theatre. There will also be life skills programming and prevention work that includes naloxone training.</image:caption>
